Under The Tuscan Sun, Frances Mayes’ bestseller in the mid-1990s that chronicled her renovation of a farmhouse near Cortona, and the hit film that followed a few years later, helped inspire a new generation of overseas buyers to pursue their dream of buying a ramshackle property to renovate in Italy and restoring it to its original glory.

When it comes to restoration property, Italy – thanks to its long rich history – boasts hundreds of thousands of charming, rundown buildings of all shapes and sizes in every setting imaginable just requiring some tender love and care to turn them into the idyllic Italian retreat. For instance, a study last year unearthed nearly 6,000 chapels and churches across the country that could be converted into homes.

The costs of property to renovate in Italy’s Abruzzo region and other parts of southern Italy are refreshingly affordable, at around €800-1,000 for structurally sound properties. In ever-popular Tuscany, for instance, costs can be up to 50% higher.

Abruzzo, less than a couple of hours’ drive from Rome, remains one of Italy’s last undiscovered secrets. Sunseekers flock to the inviting sandy beaches that make up its 80-mile coast – around the resorts of Francavilla al Mare, Martinsicuro. Ortona and Pescara, for example.

But with more than a third of its area given over to parkland, this is one of the greenest regions anywhere in Europe and a real mecca for nature lovers. Pride of place goes to the 375,000-acre Gran Sasso National Park, which features a multitude of biking and hiking trails as well as the spectacular peaks of the Gran Sasso mountain range, where part of the 1987 Sean Connery movie The Name of The Rose were filmed.
